The West Australian newspaper reported that The State Government’s public transport plan calls for an extension of the northern suburbs railway line from its existing terminus at Butler to the satellite community of Yanchep, with possible stops at Alkimos and Eglinton, as a “stage one” project to be completed by 2020.
The plan includes a light rail link from Yanchep to Two Rocks so residents would no longer have to drive to Clarkson to catch the train.
Funding is not yet decided but the plan acknowledges that the State Government and public transport users traditionally pay for the system. “A detailed funding plan and strategy needs to be prepared by the Department of Transport and the Public Transport Authority in consultation with the Department of Treasury and Finance for consideration by the Government,” the plan said.

This year’s winter promotion gets under way on 25th May with television advertisements on Channels 7 and 10. It will also go to air on the associated channels 7two and 11. The first week starts on 25th and runs until 28th May and the second week is from 1st to 4th June.
We would like to take this opportunity to thank the Julia and Chris Womack, owners of lot 27, and Shane and Ngyaire Langford who own lot 28, for allowing the television crew to film on their land.
There will also be a letterbox drop and advertising in the local papers. We would appreciate any feedback that you may have on the various media.

A previous news post advised you that the Wanneroo Council had indicated that subject to certain conditions, ATUs might be able to be located outside the building envelope.
I now have to inform you that following their further deliberations, we have just received written advice from them that ATUs must be placed within the building envelope.

In the previous ‘Annexure A’ to our sales agreements people were advised that Aerobic Treatment Units (ATUs) were required to be located within the designated building envelope on each lot.
I am pleased to tell you I have now been advised that this is not necessarily the case and that they may be located outside the building envelope where this does not result in significant clearing of native vegetation.

Continuing strong enquiry through August has so far resulted in 4 more sales in the Estate, including 2 in the recently released Stage 3.
As indicated in our last update we are now directing traffic into the Estate via our new (permanent) main entry and the old temporary access track has been closed. With only very minor tidying work yet to be completed we have now applied for the titles for all lots in Stages 1 and 2, so settlements on these should be occuring around about the middle of next month.
Athough we have sold all but 9 lots in Stage 1 and 2 there is still an excellent choice of lots available, at what I think are very good prices – come and see for yourself!

Another busy weekend (17/18th July) with over 20 new families visiting the estate, resulting in 2 more sales-the first being Lot 50 (our featured lot last week) and Lot 75-the first lot to go under contract in our newly released Stage 3. We now have only 10 lots left in total in Stages 1 and 2. With roads now in these are easily identified, however at this point prospective Stage 3 buyers will either need a 4 wheel drive vehicle or walk to inspect these lots.
I am also pleased to tell you that landscaping and other finishing work has almost been completed to the new main (permanent) entry road and we will shortly be moving our existing directional signage to direct traffic into the Estate via this route.

Lot 21 in Stage 2 would really be ideal for buyers looking to build their new home on an undulating lot with tall trees, grass trees and a winding driveway through them to a secluded rear building envelope location. At 1.04 Ha (2.58 acres) it’s a good size lot and I believe very realistically priced at $430,000. Sounds tempting? Come and see it wih me over the weekend!

Enquiry remains strong for these unique 1Ha (2.4 acre lots) with 31 potential new clients visiting the site over the weekend of 3rd/4th July. As a result two more lots were sold and we have had further “solid” enquiry throughout the week. The upshot is that we now have only 11 lots left in stages 1 and 2 (titles available within approx 6 weeks) and we expect these to sell quickly.
Stage 3 (titles available in around 9 months) has just been released for pre-sale and whilst the lots have now been pegged and have lot signs,there is only a sand track through this stage at present and prospective clients will therefore need to have a 4 wheel drive vehicle or walk to view these lots.
